For real estate funds, asset managers, property companies and investors we verify the lawful status of buildings, measure what is actually there and define the works that add value. In Rome this means reading archives, permits and constraints layered over decades of change.

Technical and planning due diligence

The review starts from the records: we rebuild the planning history of the property and compare it with the existing condition.

  • Searches at the municipal offices, the Land Registry, historic archives, the heritage authorities (Soprintendenze) and the Archivio Storico Capitolino.
  • Reconstruction of the building permits and verification of the planning, building and cadastral compliance of the existing condition.
  • Planning, landscape and heritage constraints affecting the permitted use and alterations.
  • Identification of non-compliance and, where regularisation is allowed, of the route, time and cost to obtain it.
  • Property valuation (UNI 11558).

The portfolio, measured

Laser scanning provides reliable plans, elevations and sections and, where needed, a BIM model of the building. The as-built model becomes the basis for operating, maintaining and planning works across the portfolio.

Refurbish and add value

  • Energy retrofit of the building envelope and services.
  • Seismic upgrading and improvement.
  • Works using the incentives of Lazio Regional Law no. 7 of 18 July 2017, such as the refurbishment with attic conversion and solar greenhouses completed in Rome.
  • Works supervision and health and safety coordination through to final acceptance, with time and cost control.

How we work

A single technical lead follows the review from appointment to report. Conclusions are stated in writing and tied to the records actually found. Information about the property and the transaction remains confidential.
