A compliant property
is proven by its records

Before you buy, sell or refurbish a home or commercial unit in Rome, we verify the lawful status of the property: we rebuild its building permits, compare them with the existing condition and tell you in writing whether there are irregularities and how they can be dealt with.

When to check

The check belongs before an important step: an irregularity found late costs more and leaves fewer options.

  • Before buying, to know what you are buying and negotiate with the right information.
  • Before selling, to reach the deed of sale with the records in order.
  • Before refurbishing, because new works start from the lawful status of the property.
  • In an inheritance, a division or a donation, to know the condition of the assets.

For transfers of existing buildings, Italian law requires, on pain of nullity, a reference to the cadastral floor plans and a statement that they match the existing condition (art. 29(1-bis), Law no. 52 of 27 February 1985). Cadastral compliance alone, however, does not prove planning and building compliance, which is established on the building permits.

02

What we check

The lawful status is the one set by the building permit that provided for or legitimised the construction, together with later permits (art. 9-bis(1-bis), Presidential Decree no. 380 of 6 June 2001).

  • Search for the building permits at the municipal offices, through a request for access to records, and in historic archives, including the Archivio Storico Capitolino.
  • Cadastral data and floor plans filed with the Land Registry.
  • Comparison of permits and floor plans with the existing condition surveyed on site.
  • Planning, landscape and heritage constraints affecting use and permitted works, with searches at the heritage authorities (Soprintendenze) when the property is listed.
  • Identification of irregularities and, where regularisation is allowed, of the route, time and cost to obtain it.
  • On request, property valuation (UNI 11558).

03

How it works

  • First meeting: you describe the property and the transaction and hand us the records you have, such as the title deed and floor plans.
  • Searches at the Municipality, the Land Registry, the archives and, where needed, the heritage authority.
  • Site visit and survey of the existing condition.
  • Comparison of permits, floor plans and existing condition.
  • Report with conclusions and the records found.

Timing depends mainly on how quickly the offices answer requests for access to records: we state it at appointment, together with the fee.

04

How we work

A single technical lead follows the check from appointment to report. Conclusions are stated in writing and tied to the records actually found; information about the property and the transaction remains confidential. We work in Rome and across Lazio, with an ISO 9001:2015 certified quality management system.
